INSTALLATION AND MAINTENANCE
Who will be responsible for the installation of the lighting?
The BIA will handle the entire installation process, working with a licensed and fully insured professional team to ensure everything is done safely and efficiently.
Will the installation process impact the building facade?
The installation is minimally invasive and designed to avoid any impact to the building facade. The process has been carefully planned to preserve the integrity of the property.
Who will handle ongoing maintenance and repairs for the lights?
The BIA will take full responsibility for all maintenance and repairs, ensuring the lights remain in excellent condition, Property owners will not be burdened with any maintenance.
COSTS AND FUNDING
Will the building owner or tenants be required to cover any costs?
The BIA is fully funding the installation, maintenance, and operation of the lighting, including the cost of electricity.
Will the lighting increase my electricity bill? If so, by how much?
Arrangements will be made for the BIA to cover the cost - there will be no extra cost to you!
DESIGN AND APPROVALS
Do I need to provide approval or permits for the project?
Yes, we will need permission from property owners to proceed but once we have your approval, the BIA will take care of everything else. From permits to installation, maintenance, and repairs, we’ll manage the entire process to ensure it’s seamless and stress-free for you.
Will the lighting design align with the residential character of the upper floors?
Yes, the BIA has retained a professional lighting designer to manage the overall design as well as a professional installation team with extensive experience in similar projects. The lighting design will ensure it reflects the unique character and needs of the neighborhood. The goal of this project is not to change the neighbourhood but to enhance, celebrate, and highlight its existing features, creating a welcoming and vibrant atmosphere while respecting its current charm.

TIMELINE AND INSTALLATION
When will the installation begin?
Installation will be completed in phases. It is best to connect multiple properties together for ease of installation. We will have multiple rounds of installations. For that reason, your particular building might be delayed to “merge” lighting with others beside you. But, if you express interest in being lit, then the BIA will ensure it happens.
How long will the installation take, and will it be disruptive?
The installation work will be performed during daytime hours only to ensure minimal disruption. According to our installation team, the work on each building is very minimal and typically takes just a few hours. Please note that the exact timing may vary based on the size and materials of your building, so we’ll be gathering specific quotes to provide the most accurate estimate.
Will installation work disrupt my business operations?
No, but we will need access to the roof and facade of your building. We will do our best to coordinate with you to minimize any potential disruptions.
Will the decorative lighting disturb residential tenants, especially at night?
No, we’ve designed the installation to minimize any potential light intrusion. The light strips will be installed to face away from residential windows, ensuring that the illumination is directed toward the storefronts and public areas, not the residential spaces. Additionally, the lights will not be installed along or near any residential windows, further reducing the possibility of light bleed into living areas.

Will there be additional costs or liabilities for building owners?
No, there will be no additional costs for building owners as the BIA is fully funding the installation, maintenance, and operation of the lighting. Additionally, the installation is being carried out by a professional team with the proper insurance and certifications to eliminate liability risks for property owners. If any issues arise, the BIA will take full responsibility for resolving them promptly, ensuring the project remains hassle-free for owners.
